We manage beachfront condos, city apartments and private pool villas around Jomtien and Pattaya — looking after owners' properties and their guests every day, from airport pickup to restaurant tips and water sports.
We are not a booking agency — we look after every one of these places ourselves.
Each room and villa is cleaned and checked before every arrival, and our team is on the ground all week. If anything comes up during your stay, one phone call is enough.

Frequently asked
What are the check-in and check-out times?
Check-in is from 2 pm and check-out before noon. If you need an earlier arrival or a later departure, tell us in advance and we will check whether the unit allows it.
How do I book? Is there online booking?
There is no online booking. We take reservations by phone and LINE — tell us your dates, how many people and which place you like, and we will confirm availability and the real price the same day.
Are pets allowed?
Some of the pool villas accept small pets with an additional cleaning fee. The condo and apartment do not, under building rules. Please ask before booking.
Do you take monthly stays?
Yes — particularly the city apartment and the beachfront condo. Stays of 30 nights or more get a rate well below the nightly one, with electricity and water charged on actual use. Call us for monthly rates.
Do you offer airport transfers?
Yes, from both U-Tapao and Suvarnabhumi, charged separately from the room. Please give us at least a day's notice with your flight number so we can arrange the vehicle and track the arrival.
How is payment handled?
By bank transfer — usually a 30–50% deposit to confirm, with the balance on arrival. Terms vary by property and season, and we always state them clearly before you transfer anything.
How far are the stays from the beach?
The beachfront condo is directly across the road from Na Jomtien beach — under two minutes on foot. The boutique villa is about eight minutes' drive from Jomtien beach, the apartment is on Soi Na Jomtien 32, and the luxury villa is on Thappraya Road — both ten to twelve minutes from the sand.
We are a group of ten — which place suits us?
Our Luxury Pool Villa — four bedrooms, sleeps ten, with a double-height living room, a long dining table and a full kitchen. Alternatively, several boutique villas next to each other also work well.
